Having a home evaluation done is a relatively quick process. “The amount of time spent onsite would typically be under an hour acquiring the necessary information about the house, then the rest of the time, on my end, is spent in the office,” says REALTOR® Kyle Scali.
What can homeowners do to prepare? “The best thing would be to have information such as dates and upgrades that are noteworthy—when the roof was done and when the plumbing or electrical updates were done. Those things help. The reason? We should probably increase the price because they just did x amount of dollars in upgrades,” says the agent.

Even if you have no plan to sell anytime soon, having a recent evaluation done can yield valuable information. According to the agent, homeowners just knowing for themselves what the current value of their home is can be important information. It can help with future planning. “Keep in mind that this is my personal evaluation and not an appraisal; some people misunderstand the difference. I explain more about this on site,” he says.
A typical home evaluation is likely accurate for about a 3 to 6 month period, though of course there really isn’t a set time. The market could change, interest rates could change. “There could be lots of changes—not so much with the house—but with the strength of the market,” Kyle explains.
