There are a number of reasons a homeowner might be ready to downsize.
They might have grown children who are leaving the nest, they could be relocating for work and taking advantage of the opportunity to right-size, or they may simply want a smaller space so there is less ongoing upkeep and maintenance required.
“Approximately 30-40% of my clients are downsizing or rightsizing,” says local REALTOR® Kyle Scali. “Many of them are empty nesters or retirees looking to simplify their lives and reduce maintenance costs. This trend has been increasing as more people recognize the benefits of living in a more manageable space.”
When advising sellers who are downsizing, he always emphasizes the importance of planning ahead.
“Downsizing can be an emotional and logistical challenge, so I encourage my clients to focus on what they truly need and what will fit comfortably in their new space,” says Scali. “I also advise them to consider the long-term benefits, like reduced maintenance and lower costs. Prioritizing what brings them joy and is functional in their new lifestyle can make the process smoother.”
Scali recommends that sellers start the decluttering and downsizing process at least three to six months before putting their home on the market. This gives them enough time to thoughtfully go through their belongings without feeling rushed. It also allows them to make necessary repairs or updates that might be more apparent once the home is less cluttered. “A well-organized and spacious-looking home is much more appealing to potential buyers,” he says.
One of the biggest challenges sellers face when downsizing—and don’t always anticipate—is the emotional attachment they have to their belongings and their home. So much is tied to their memories, which can make it difficult to let go. Many items hold a lot of sentimental value, even if they don’t serve a practical purpose anymore.
Sellers also often struggle with the logistics of deciding what to keep, donate or sell. Managing the move efficiently can be a real challenge.
Another layer of stress, for some, is finding a smaller home that meets their needs and feels like the right fit, especially in a competitive market.
Scali’s top 5 local resources that can help
“When assisting clients who are downsizing in Sault Ste. Marie, I often recommend the following services and resources,” says the REALTOR®.
1. Home stager or designer
A professional stager or designer can be a tremendous help when working with clients to determine which pieces to keep or give away. They are also often in the know when it comes to which places might accept certain items. Because of their expertise in design and layout, they can help ensure that your new place is both functional and aesthetically pleasing.
2. Habitat for Humanity ReStore
“This is a great option for donating unwanted furniture that is still in good condition,” says Scali. “Your donations help support affordable housing initiatives in the community.”
3. Goodwill and the Salvation Army Family Store & Donation Centre
These are excellent places to donate clothes, household items, books and more, all while supporting local charities.
4. Junk removal company
“I trust Sault Ste. Marie Junk Removal for efficient and reliable service,” says Scali. “They can handle everything from old furniture to general clutter, making the downsizing process less stressful.”
5. Moving company
Algoma Moving & Storage is his go-to recommendation. They’re experienced and careful, ensuring a smooth transition to a smaller home.
Says Scali, “Downsizing is more than just reducing space—it’s about embracing a new lifestyle. I always encourage my clients to think about what truly adds value to their lives and to view this transition as an opportunity for a fresh start. Whether it’s moving closer to family, pursuing new hobbies, or simply enjoying a more streamlined living environment, the right planning and support can make downsizing a positive and fulfilling experience.”
