Look what they want to build at the far end of Wallace Terrace

16-unit townhouse development may need additional approval from Sault Ste. Marie Region Conservation Authority

A Sault Ste. Marie contractor is proposing to bolster the local housing stock with a 16-unit townhouse development at 1100 Wallace Terrace.

The project was described at a meeting Wednesday of the city's committee of adjustment as demonstrating "innovative and alternative residential development standards that support compact urban form."

While the proposed townhouses will face Wallace Terrace, their frontage will technically be on Allen’s Side Road.

The owner of the property is Richard Hurley, who recently completed a nine-townhouse development nearby at the corner of East Balfour and Goulais Avenue. 

"This will be my second development although I own other properties throughout the Sault," Hurley tells SooToday.

"I own various four-plexes and tri-plexes throughout the Sault. I have been in the rental business since 1999."

"I look forward to getting started with this one and then moving on to the next to help with the housing shortage we are currently faced with.

"My company Hurmann Contracting will be the general contractor for this development."

Committee of adjustment approved a minor variance on Wednesday to accommodate an interior rear yard on Hurley's latest project.

Any development on the site will still require a site plan review and possibly a permit from Sault Ste. Marie Region Conservation Authority, which so far has expressed no concerns or objections to the development.
