Sunnidale OP Inc. are pleased to invite you to participate in an upcoming Public Information Centre (PIC) meeting related to a mixed townhome and commercial community for the property located at 731 Sunnidale Road in the Township of Springwater. The Applicant seeks endorsement from Township Council to request a Minister’s Zoning Order (MZO) from the Province of Ontario.
A PIC meeting will be hosted virtually via Zoom on Tuesday, January 21st, 2025, at 6:30 p.m. to present information on the proposal in accordance with the Township of Springwater’s MZO Request Protocol.
The Subject Lands
The Subject Lands are located at 731 Sunnidale Road. They are legally described as Part E1/2 of Lot 19, Concession 7, former Township of Vespra. The total lot area of the Subject Lands is approximately 10.97 ha (+/- 27.12 acres). A key map is included to illustrate the Subject Lands.
Purpose and Effect
The purpose of the MZO request is for approval of a mixed townhome and commercial community that would include conventional, back-to-back, and double front townhomes at 731 Sunnidale Road. The Subject Lands and surrounding area are located in the Township of Springwater in the County of Simcoe, abut the boundary between the Township of Springwater and the City of Barrie and are outside of a Settlement Area boundary.
The proposal seeks to permit a mixed townhome and commercial community that will include affordable townhome units, a convenience commercial use (approximately 400 sq. m or 4,305.6 sq. ft in area) and four parks (a total of approximately 16,400 sq. m or 176,528 sq. ft in area). A total of 509 units are being proposed, which includes 162 conventional townhomes, 278 back-to-back townhomes, and 69 double front townhomes.
The Township’s MZO protocol sets out a process to request the lands to be zoned appropriately despite the applicable planning policies.

All minutes, written submissions and a recording of the meeting will be submitted to the Township as part of the proposal and for Township Council’s consideration.
